How big are the townhomes?

All of our homes are two-story townhomes (main floor and second floor) with an unfinished basement. The 2 Bedroom plan has 2.5 baths and 1,532 square feet. The 3 Bedroom, Upstairs Primary plan has 2.5 baths and 1,532 square feet. The 3 Bedroom, Main Floor Primary plan has 2.5 baths and 1,790 square feet.

What lease lengths are offered at Boomerang Ranch Townhomes?

We offer 6- to 12-month lease terms. After your initial lease, month-to-month contracts are available.

What utilities are included in the monthly price?

Water, sewer, and trash are billed as a flat monthly utility fee of approximately 40-50 per month. Residents set up gas and electric service in their own name. Snow removal, when applicable, is provided by the community.

Do the townhomes really have basements?

Yes! Every home includes a large unfinished basement. It’s perfect for storage, a home gym, a workshop, or hobby space, and it means you can stop paying for an off-site storage unit.

How much is the security deposit?

Security deposits are a flat $1,000 per townhome. Applications require a $35 non-refundable application fee per adult and a $150 administrative fee per home, due at application.

How do I submit a maintenance request?

Current residents can submit maintenance requests any time by contacting the on-site property manager at (970) 415-3124.

Is there a pet deposit or other pet restrictions?

We welcome up to two pets per home with no breed restrictions. Pets require a $300 deposit (Which is refundable) and $35 each month in pet rent. Aggressive or violent animals are not permitted.

Is there guest parking available at the apartment complex?

Yes. Free surface-lot parking is included, and every home has walk-up access with no shared hallways or elevators.

Where is Boomerang Ranch Townhomes located?

8150 W 12th Street, Greeley, CO 80634. We’re in West Greeley just off 10th Street, next to Boomerang Links golf course and the West Greeley trail system, with quick access to US-34 toward Windsor, Loveland, and Fort Collins.

Are tours available?

Yes! Tours are available by appointment Monday-Saturday. We are closed on Sunday.

What amenities are offered?

Every home includes a main floor and second floor plus an unfinished basement, 2.5 baths, a full kitchen with pantry, walk-in closets, double vanities, central air and heat, ceiling fans, washer/dryer hookups, and a private patio. Community amenities include key fob entry, an on-site property manager, free parking, and direct trail access.

Are there any attractions near the community?

Boomerang Links golf course is just down the street, and the trails outside your door lead to the Greeley Family FunPlex, with an indoor water park, fitness center, and mini golf. Shopping and dining along 10th Street, UCHealth Greeley Hospital, and the University of Northern Colorado are all a short drive away, and the Rocky Mountains are about an hour west for weekend adventures.
